The property consists of a building measuring about 1625 m2. on four levels, square shaped typical of the abbey with internal cloister, church and bell tower.
? Abbey, basement, 130 m2, restructured: the basement floor is accessible by two internal staircases and by an external service entrance. The rooms are used as pantry, personnel changing room, cold room, laundry rooms, two service bathrooms with showers, a disabled bathroom, two women?s bathrooms, two men?s bathrooms, store room and crypt.
? Abbey, ground floor, 571 m2, restructured: there are two entrances, kitchen, three dining rooms, TV/Bar room, library, cloakroom, three offices, two bathrooms, portico, internal cloister and large reunion room (to be extracted from the deconsecrated church and to be restructured) with entrances from both the cloister and from outside.
? Abbey, first floor, 544 m2, restructured: accessible from the wide internal staircase which goes to the portico from which one accesses the three bedrooms all of which with bathrooms, and the master apartment made up of kitchen, bathroom, bedroom with wardrobe and bathroom, bedroom and living room with epoch fireplace and splendid views. On the same floor with a separate entrance from the court yard on the ground floor, there is another apartment made up of living room, kitchen, two bedrooms and two bathrooms.
? Abbey, attic, 380 m2, restructured: there are six bedrooms all with bathrooms, store room and an accessory room.
? Out Building, ground floor, 900 m2, volume: next to the Abbey there was an out building of about 900 meters squared which has been demolished, leaving however the possibility to reconstruct. A few meters from the main building there is a basement room where there are some of the electrical and plumbing plants and a garage.

| NOTE:
L'Abbadia a Rofeno, founded by the Benedictine Order in 1031, is a real architectural jewel, situated on a hill top which dominates the village of ?Crete Senesi?. L'Abbadia is located in a strategic position, only a few kilometres from Asciano and about 20 from Siena. Close by there is the impressive group of buildings called Monte Oliveto Maggiore, where still today important documents regarding the life of Abbadia of archived. The original village of ?Crete senesi?, extends as far as the eye can see around the monastery, offering an unique scenario, west, the view of Siena and Val d'Orcia, south the prominence of Monte Amiata, north the rolling hills towards Chianti and east, Asciano, Rapolano Terme e Serre di Rapolano.
PROPERTY CONDITIONS AND ITS FINISHINGS
Many years of attentive and conscientious preservative restructured work, has brought l'Abbadia (the abbey) back to its original splendour. The bell tower and the Romanesque church, but also the cloister with its beautiful brick arches and the unusual two wells, have been the privileged in the restructure. The living rooms and the cells have been recuperated to offer adequate and extremely comfortable areas without modifying the antique structure. The Romanesque chapel dedicated to Santa Maria and to SS. Giacomo and Cristoforo who once upon a time was the guardian a precious alter piece of Ambrogio Lorenzetti, portraying the Archangel that killed a dragon, a splendid tabernacle wooden statue and an antique crucifix. Today these works are conserved inside the museum of Corboli di Asciano, easily reachable from the Abbadia (Abbey). The property has an elevator which goes to all four floors and also the service lift which connects the pantry to the kitchen. All the plants are new and of the la test models, projected for the maximisation of its operation and consumption. The materials that are used, like the plants, have been carefully chosen to integrate those already present and the new, so as to avoid altering the property?s charm.
